Condo and HOA managers: every association, one dashboard

Thirty associations, each with its own posting deadlines, its own records requests and its own owners asking in Spanish where the documents are. Your accounting software was built for the ledger, not for that. We build the document, deadline and owner-facing layer on top of it, under your brand, in English and Spanish.

Common situations

Most of the associations we manage now have to keep their records online, and our software gives us a file dump per association.

A multi-association document and posting layer: one place where your staff publishes for every association you manage, with the deadline for each document visible before it is missed, and an owner portal per association that reads from it.

Records online and an owner portal in English and Spanish

A records request came in and we cannot prove when we delivered it.

A request log per association: who asked for what, when, who answered, what was delivered and when, plus the list of what was and was not provided. A record you can show a board, an attorney or a regulator.

One deadline dashboard for every association you manage

Meetings held by video conference now have to be recorded, and the recordings live on three laptops.

Recordings uploaded once, attached to the meeting and the association, kept for the period your attorney specifies, and shown to owners through the portal for as long as your attorney says they must stay posted.

Owners call in Spanish asking what the special assessment is for, and the portal is in English.

An owner portal and app under your brand, in English and Spanish, where the owner sees the budget, the assessment, the minutes and the documents without calling your office.

We already build a website for each association. At our scale that is a product, not a service.

A multi-tenant platform: every association site generated from one template that already has a place for every document category your attorney says applies, with your brand on top and the association's documents underneath. Build the template once; roll it out to all of them.

What we build for management companies

A document, deadline and owner-facing layer that sits on top of the accounting and association management system you already run. Your staff keeps working in that system; the layer reads associations, units and owners from it, adds what it does not have (posting deadlines per document type, a records request log, recordings of meetings held by video conference, bilingual owner portals and apps under your brand) and gives you one dashboard across every association you manage. It tracks the deadlines and document categories your attorney confirms and records each step; deciding what applies to each association stays with your attorney.

Our proof is partial and we say so. For a real estate company we built a system where one dashboard to track every property, from acquisition to closing, with documents and status per property; and the platform we operate ourselves is multi-tenant, with each business's data isolated at the database level, which is the same structure a multi-association platform needs. We have not built a condominium portal yet. That is why every engagement starts with a one-week, fixed-price architecture review of your current system and a pilot on one association.

  • Deadline dashboard across every association: what is due, what is posted, what is late
  • Document posting with deadline tracking per document type and per association
  • Records request log: who asked, when, what was delivered, when
  • Storage for recordings of meetings held by video conference, attached to each meeting and association
  • Owner portal and app under your brand, in English and Spanish
  • Integration with your accounting or association management system, read-only first
  • Pilot on one association before the rollout

Questions · Condo and HOA management

Do you replace our association management or accounting software?

No. It stays the system of record for the ledger, the units and the owners. We build the document, deadline and owner-facing layer on top of it and read from it through its API or exports.

Is this legal advice about Florida condominium law?

No. We build software; your association attorney interprets the statutes and decides what applies to each association. The requirements we describe are summarized from the current Florida Statutes (sections 718.111, 718.112 and 720.303, text consulted on October 16, 2026) and the Florida Senate's bill summaries, with a link to each source.

Can one platform serve all our associations?

Yes; that is the point. One multi-tenant platform, one template, one dashboard for your staff, and a separate portal under each association's name with its own documents and its own owners.

Is the owner portal bilingual?

Yes, English and Spanish on every screen and notification, written by native Spanish speakers.

How do we start?

With a one-week, $2,500 architecture review of your current system and your posting process, then a pilot on one association with a fixed price in writing.

What does it cost?

The one-week architecture review is $2,500 and monthly support starts at $1,800 a month, both from our published rates. The pilot on one association and a multi-association platform are priced in writing after the review, on the call.

Do you carry professional liability insurance?

We are arranging errors and omissions coverage for US engagements and will confirm the policy before any contract is signed. Ask us for its status on the first call.
